Run time was reduced by an average of 1.70 hours per day. Even though it was not included in the scope of this study preventative maintenance extends the life of air conditioning equipment.

In conclusion, air conditioning maintenance benefits the consumer by lowering his operating costs, increasing his comfort control capacity and extending the life of the equipment.

Preventative Maintenance Agreement

Cooling and heating checks are performed during regular working hours, Monday through Friday from 8:00 am – 5:00 pm.

Coverage Period:

  1. The Energy Savings Agreement ends on December 31st of each year
  2. The terms of this agreement shall be automatically renewed upon receipt of payment on or before December 31steach year
  3. If payment for this agreement is not received on or before December 31st of each year, this agreement will automatically terminate.

It is understood that Keefe’s A/C and Heating Inc. will use care in performing the above service, but shall not be liable for failure of discover condition necessitating repairs or replacements, nor shall any inspection be construed as an approval or guarantee of the condition of the equipment. In no event shall any claim for consequential damages be made by either party.

  1. Level and check thermostat for proper operation
  2. Check air filters
  3. Remove dust/lint buildup on return air grill
  4. Check blower motor voltage
  5. Check blower motor amperage
  6. Check evaporator coil
  7. Perform visual refrigerant leak check
  8. Check refrigerant charge for proper levels
  9. Check temperature drop across coil
  10. Inspect drain pan for cleanliness and leaks
  11. Check and tighten electrical connections
  12. Inspect fan blade for cracks and balance

  7. Check for gas leaks at fittings/proper amperage at elements
  8. Check and clean flame sensor/limits at elements
  9. Check pressure switch for correct operation/contactor
  10. Check gas pressure and adjust/voltage at elements
  11. Check and verify ignition operation/sequencers
  12. Check and tighten electrical connections
  13. Check inducer motor voltage
  14. Check inducer motor amperage
  15. Inspect blower wheel for cleanliness
  16. Check flue for proper venting
  17. Clean the burners
  18. Check combustion air intakes
  19. Check temperature rise on system
  20. Lube all motors (if applicable)
  21. Inspect and test run capacitors
  22. Check safety controls
  23. Check reversing valve operation
  24. Check defrost controls
  25. Check fuse/breaker sizes are correct
